Limerick is the mid-west capital and Ireland’s third largest city with a population of circa 94,000, due to grow by 50-60% to over 141,000 by 2040. Limerick offers a wide range of services, employment, leisure and retail facilities of regional significance for the surrounding catchment area. The National Planning Framework (NFP) supports ambitious growth targets to enable Limerick City and suburbs to grow by at least 50% to the year 2040 and to achieve its potential to become a city of scale.

- We are seeing an interesting shift since COVID-19 in the return of buyers to Limerick
- This year and early 2023 it is expected that 170+ new home units will be delivered to the market across a range of schemes in the city and county
- House prices in Limerick have experienced an increase of 7-10% in the last 6 months due to record lows in supply across the city and county.
Demand for new and second-hand homes far exceeds supply. However, O’Connor Murphy anticipate an increase in supply with the construction of New Homes due to the market towards the later part of this year and early 2023, which will in turn reduce demand and thus stabilise pricing over the next 6-12 months.
